Holloway House bid under review

There’s just one bid for roofing the Holloway House, and the Rolla City Council will consider accepting it at tonight’s second meeting of the month.

Just In Time Roofing submitted a bid of $19,850, and the city staff recommends the council approve it. The roofing project will be paid out of the Park Land Reserve Fund, and a two-thirds majority of the 12-member council is required to approve the contract with Just In Time.

Company owner Ken Boeker, a former councilman, has pledged to do this work for $18,900:

  • Remove all shingles and felt,
  • Replace all drip edge and pipe boots,
  • Install snow and ice protection in all valleys and eaves; cover rest of roof with 30-pound felt paper.
  • Repair and place flashing and counter flashing as needed,
  • Remove all chimneys below roof line and sheet over,
  • Roof back with 30-year architectural Owens-Corning Pro shingles. All shingles will have five nails per shingle to provide 110 mph wind uplift rating. This shingle also has the best seal-down tab on the market, according to Boeker.
  • In addition to that material and labor, Boeker will remove all the debris and dispose of it in an environmentally sound manner for $275.

He will also frame up the flat roof to a pitch, install fascia board and wrap shingle to match the rest of the building for $675.
Workmanship is guaranteed for 10 years, excluding an ‘act of God.”
The council will meet at 6:30 p.m. today in City Hall Council Chambers. The meeting was postponed one day because of the Presidents Day holiday Monday.
In other business or discussion, the council will consider motions:

  • To proceed with debt refinancing/refunding scenarios,
  • To renew Sharp Road property listing with Investment Reality,
  • To approve a cost-sharing arrangement with Missouri S&T,
  • To close certain streets during St. Pat’s Celebration.
